Repairs made that I note on the pre-sale inspection can give a prospective home buyer comfort in knowing the quaility of the home for sale. The pre-sale inspection will be performed the same as a regular home inspection. The reports and pages of home maintenance information will be presented to the home owner, and are placed into a binder for presentation to a prospective buyer. Receipts and/or list of any repairs performed after the pre-sale inspection can be noted and placed at the back of the binder. CD with pictures taken during the inspection is also provided. Pictures can be printed at extra cost. Cost of a pre-sale inspection will be the same as a regular, full home inspection.

To all real estate agents considering a pre-sale inspection: make sure you use myself, an educated, Certified Master InspectorTM to do the pre-sale inspection. Using a basic, state licensed inspector to do the pre-sale inspection can cause problems later. The prospective home buyer can choose to hire their own inspector, who may be more educated and experienced than a basic state licensed inspector, and find other defects that were not found at the pre-sale inspection.
