I am a lifelong resident of the Kansas City Area, and I will be the one performing your home inspection. Inspections perfo
rmed throughout eastern Kansas and western Missouri. I am a full time home inspector, and devote all of my energies to better my business, gain education and experience, and to provide the best home inspection services to home buyers, real estate agents, and clients.

With over 25 years of corporate inspection experience, home construction, and many years of management in a fortune 100 company, I have the information and business knowledge needed to perform professional home inspections at or above all state and national home inspection standards. I completed several months of extensive training and consultation in 2002. I have been performing professional, detailed home inspections since the fall season of 2002.

Starting in 1970, I have built several homes in the Johnson County, KS area as my own primary residences. I recently completed building my current home in 2004 with noted Kansas City home builder Bruce L. Rieke. I am experienced in all types of major home repairs. Over the years I have replaced water lines, gas lines, hot water heaters, electrical wiring and switches, outlets, etc. I have replaced composite and wood shingle roofs. I am experienced with painting and caulking of all types of siding. I have poured concrete, performed all types of plumbing and faucet repair, duct work, cabinet staining, deck building, landscaping, gutter repair, wood framing, insulation, etc. etc.

Many inspectors have not actually performed home repairs. It does not matter what assocation a home inspector belongs to, amount of education, or number of insurance policies a home inspector has; you cannot substitute anything for actual hands-on experience.

There is a big difference between being licensed and being qualified.

I have also taken many InterNACHI continuing educational courses on line, some of which include Home Inspector Safe Practices, Electrical Systems course, Home Roofing Inspection course, Plumbing Systems course, Deck Inspection course, Inspecting Hot Water Heaters, Structural Systems, Radon Measurement Service Provider course, etc. A home inspector has a unique job. He has to know about roofing, plumbing, electrical systems, HVAC sytems, structural charactaristics, insulation, appliances, etc.

Most all home builders do not know everything about a home. That is why home builders are not actually builders; they contract out to other people to do the work and actual home building. It is important to realize how much a home inspector has to know to do a thourough inspection. This is just one reason why I may charge more than other inspectors. You pay for my experience and knowledge.
